Thank you for choosing to stay with us. We look forward to welcoming you. By making this booking you are entering into an agreement with  us and agree to all the terms and conditions as stated below.

Tariff and Payment
Our tariff includes accommodation and breakfast. Debit or credit card details are required for all bookings. We will send you an email to confirm your booking. Final settlement to be made by debit card or credit card or cash and is due on departure.

We are sorry that we are unable to accept bookings for children under the age of 5.
Any other group bookings,  it is the responsibility of the person making the booking to ensure all members know the term and conditions especially the cancellation policy.
Unfortunately we are unable to accept pets.

Once you have booked your stay the agreement becomes a legal contract and any deposit is non-refundable. If you need to cancel please let us know as soon as possible. For cancellations made up to 14 days before arrival no charge will be made. Within 14 to 2 days a charge of 50% of the total booking cost will be charged. Any cancellation within 48 hours of arrival will incur the full cost of the stay unless we can re let the room.

If a guest decides to cut short their stay no refund on the total price will be given

You may wish to consider insurance to cover this. A no show counts as a cancellation.

We would only cancel your holiday for reasons beyond our control. We would try to offer you alternative accommodation. If this was not possible or unacceptable to you then we would refund all monies paid by you to us. Our liability would not extend beyond this refund.

Arrival and Departure
Your accommodation will be available to you from 4pm on the day of arrival and our latest check in time is 7pm. We would appreciate a phone call if you are likely to be delayed. Later arrival times till 10pm can be arranged when booking. 
Please be ready to leave the accommodation by 10:00am on the day of departure.
Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not charge for minor breakages but we may send you an invoice for repair or making good if the damage or breakage is significant and we may make an additional charge if you did not report this. Card details taken at booking may be used for these costs. Lost keys incur a charge of £20.

We do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions unless proven to be caused by a negligent act by ourselves or contractors whilst acting in the course of employment
It may be necessary on occasion to change your allocated room to an equivalent one due to unplanned maintenance.

Privacy Policy

When you make a booking with us we collect the names of all the guests who will be staying plus the home address, email address & telephone number of the person making the booking. We also collect credit/debit card information to secure the booking and validate the card. These card details are encrypted and can only be accessed if needed. 

We will use your email address to send you confirmation of the booking and any other details that you request regarding your stay and for future marketing communication. We will not use your telephone number to contact you unless it is urgent or we cannot contact you by email. We are required by law to keep this information for a period of no less than one year. For overseas guests we also require some passport details. We will never provide your information  to a third party.
